I have to draw your attention to a particular blog I’ve read from a home owner in Ireland. A couple called Thomas and Deidre whom have had to vent there frustrations online on their blog. They seem to have a bad run from the outset when purchasing a new home with poor quality work and to top it off a poor inspection by an engineer overlooking the problems in the property. For them it has gotten to the stage that they believe that the Name Thomas is an acronym for The Home Owner Must Suffer !!

 As this web log is connected to our web site www.conspect.ie which offers a number of services to the residential construction market one of those being snag lists for new houses, apartments and homes I want to take some space mentioning some of the details of interest that we are coming across that cement the need for having a snag list done by a professional when purchasing a new build property.

This is a new and unusual time in the housing market after years of growth and prosperity we seem to be on the top of the proverbial hill just on the downward side / slope. This is a story about families purchasing new build homes only to discover that the developer has reduced the selling price of the same properties in the estate by tens of thousands of Euro in a matter of weeks. Excuses of the reduced homes being in less sought after parts of the estate are touted to some serious deal sweeteners of kitchens, tiling and many other add ons are being used to get deposits and close the deals. In the current climate it is becoming the norm to now make an offer on your new build home in developments around the country, particularly in the capital where prices have suffered the over inflation of greedy developer’s for years. The shoe is on the other foot and the going should be easier on the down hill slope. The national figure of 1.8% house price fall to the developer’s price reductions can at least help you to arrive at a figure to offer, some assistance from the government in the recent budget will also assist buyers.

So the house buying public are holding off to see what the market is doing and the builders are finding that they are holding a lot of finished property. Some builders around the country are putting job lots of houses on to the rental market with there auctioneers to keep the cash flow coming in until the market stabilizes and buyers put down a deposit. If you are in the process of purchasing a new build home you should take particular care to make sure the standard of build has not been affected by a builder that is willing to cut corners. The financial aspects with the unstable market and reducing prices coupled with increasing baseline interest rates at the bank will require your undivided attention, so make sure that you don’t drop the ball by letting a sloppy or greedy builder / developer away with issues that will be at least unsightly cosmetic problems and in the worst case costly maintenance problems in the early years of occupancy of your new home.

So many new estates have blocks of houses built and fitted out by different companies, as the developer suffers cash flow problems or vice versa the company working on the houses has problems paying staff there is a changeover in trades on the site. This will lead to differing quality of workmanship in the units on the development. Undercutting each other on the price of the job will lead to a changeover in the workmen on the site also again usually the quality of each home suffers. So your having some work done on your house, doesn’t matter what your thinking of doing from a new conservatory to re wiring the property, building a new extension to fitting a new kitchen some facts will stay the same no matter what your having done. Its your home and normally your most expensive asset, when in your home you would like people to respect you, your space and your property. It’s your money paying for the work and if you work in Ireland today every €100 you spend on the work has been hard won and taken €200 earned before you can spend the €100 .

So how annoying that the builder or fitter turned out to be a cowboy. Its easily done though, the person you meet when they quote for the work was well presented and says all the right things and the ad in the yellow pages was probably one of the biggest. You gave them the go ahead and when work has begun the problems come to light, some guy they sent who doesn’t know his ‘arse from his elbow’ is either trying to tell you that black is white and is disguising it with a lot of trade speak and jargon or they keep appearing and doing a few hours work and then are gone again! All of this carry on is only punctuated with someone asking you for "money for materials". You wouldn’t believe it but this is the lesser of two evils because the fact that you are recognising the signs of problems now has to be better than the person who is under the assumption that a quality job has been done and problems don’t rear their heads until a few years have passed and something serious bursts or collapses etc. It is a window into the values and honesty of some companies and trades people when you hear of customers losing tens of thousands of Euro  for deposits they have paid in good faith for timber frame houses and they are left out of pocket discussing their woes on ‘Joe Duffy’.

Bad timekeeping, faulty and cheap materials and bold face lies are the tools in use across the country everyday. Many trades and  builders have smartened up some what now as the down turn in the housing and building market has arrived and there is less work out there to go around. This can lead to a host of hidden deeper problems such as, competition for jobs increases and customers trying to get a better deal can start a bidding war between contractors that have quoted them for work. This can lead to a false economy as the company or trades person with the lowest bid might start to cut corners and substitute the materials required for lesser, poor quality materials. This will then remain hidden for years until it manifests itself as a problem for the home owner. There are so many ways for a home owner to sink hard earned money into what can seem like a bottomless pit in the name of ‘home improvement’.

These types of situations and many more like them have been going on for many years now and have given rise to programs like the BBC series ‘Rogue Traders’ where they go under cover to expose cowboy tradespeople and companies who advertise with large ads, claim membership of regulatory bodies, appear at your front door in new vehicles and all the talk and due to the transaction being a civil matter they cannot be prosecuted under the law. The law in fact has so little ‘teeth’ when it comes to pursuing these ‘rogue traders’ they have to be exposed on tv to give the public any chance of spotting them before they defraud you out of your cash.
